A comedy of errors

The events leading up to our new house purchase and subsequent move in, could only be imagined by a writer such as Shakespeare...

Here goes the last 2 -3 weeks

1- Get offer on old house (here after referred to as Tioga)
2- After a re-look we decide to s market tmake a new offer on the Washburne house (previously we had bid on and been accepted and then bowed out with a week left before closing, due to Tioga not having any interested parties. In the process loosing $4000 in earnest money and a sweet 5.375 rate)

2a- first we find out that in this buyer market there were 2 other offers on the house. This combined with our previous pull out on the deal made us offer full price plus $100 >>340,000 vs 390,900. Our upside was ability to close quick since our buyer was ready and our loan was ready from previous deal, waive of inspection (previously done), and Sarah also wrote a nice note which Audrey decorated.

2b- Seller was out of town so we had to wait from Friday to Sunday evening to hear results. In the meantime our realtor informed us that one of our backup offers just sold (sure doesn't seem like buyers market...) Finally Sunday we hear our bid won (all good so far..., other then the alternate buyers denied us the chance to make a lower offer to recoup some earnest money)

3- Tioga Inspection
Electical panel- starting in 2008 insurance companies won't insure houses with our panel (ding $1100 to replace)
Sewer inspection - sewer not in good shape (ding $2800 to replace sewer line)
No other big items, and seller didn't scare away with these

Now on to the comedy or tragedy part...
(Closing date on Tioga set for 3/28 and Washburne 3/29)

4- week of Closing
a) get call our buyers loan was flagged for random audit- likely delay of atleast 1 day on close
b) then we hear that buyers loan officer may never have submitted papers (he did)
c) they do some corrections based on audit, but we already at this point running late. Only chance to close on time would be perfect execution on buyers and hers loan officers part. Buyer is in California complicating timing due to transit times of official papers.
d) buyer shows up to sign , papers have wrong name
e) buyer shows up again with corrected papers and her ID is inadequate for notary
f) Now he next day, buyer shows up again with correct ID and finds loan terms are incorrect.
g) due to delay title company double checks there stuff and tells us that someone with Sarah's name is being sued in Portland. We have to fill out proof of identity to prove Sarah is not the one (she wasn't)
h) Hear through grapevine that buyer is having second thoughts...
i) later hear she decided to sign.
j) at this point we are 3 days late, what was wed close becomes Monday. They also say that it is tricky to get papers , approve at lending company and fund in the morning Tuesday (this week).
k) Washburne goes like clockwork and we get keys Tuesday night

So original plan of possession of new house Friday (time to clean, move some items before movers, etc... blown out of water). original move date was going to be Tuesday with us leaving Tioga Wednesday. Now we had to move on Wednesday and contractually be out of Tioga by Wednesday.

5- The move
This part actually went fairly well. We had some awesome movers who were super quick. We were mostly prepared though could have been better (the unexpected nature of our close through us off our game). We also had 2 sets of friends watch both kids from 8:30 to 6:30 . We couldn't have made it with out their help.

6- after move
a) phone lines didn't work. internet though phone company so no internet either. Phon e company did get it fixed today
b) no hot water in kids bathroom (so my first shower was a cold one, since we had no shower curtain for our bathroom)
c) IKEA > a story in itself. We decided to purge some old furniture and get new stuff. Either vintage (period specific) or perhaps IKEA where appropriate. (In retrospect who has time to shop and/or make furniture while moving/unpacking, but too late to change our mind). We had made a few trips to IKEA and been unable to commit. We went Monday of closing week to make decisions. Bedroom set for us. Bedroom set for Audrey, dresser for Jack.
We got the bed and dressers for us. We were thinking of doing IKEA mattress for us but they were out of stock.
For Audrey they were out of stock of dresser and bed we chose for her.
No problems with Jack stuff.
Assembly-
We started with Jacks dresser- after completing 1/2 we found that one piece was missing a bunch of holes. To far gone to unassemble....
We then finished our bed (no issue)
We then started our bedside table- found out we had 2 of the same piece vs the opposite piece. We had to open other bedside table box to finish the piece.
So of 3 pieces attempted, 2 had incorrect contents (aarrrgh...) and of course you don't find out until you are well into it.

anyways that all so far- once we settle a bit we will post some picture of the new crib (or house...)

I've got to give you A++ for keeping at it. Hope house meets expectations. Next time you do the Ikea bit, you need to get Bob in to help out, we luckily seem to get all parts the first time. Edie
